Metropolis Condominium Management Inc.
1. Introduction
These Terms of Service (“Terms”) govern the relationship between Metropolis Condominium Management Inc. (“Company,” “we,” “our,” or “us”) and residents, owners, tenants, and guests (“Users”) of properties managed by the Company. By residing in, owning, or otherwise using the facilities and services provided, Users agree to comply with these Terms.
2. Scope of Services
Property management, maintenance, and repair of common areas.
Collection of association dues, fees, and assessments.
Enforcement of condominium rules and regulations.
Coordination of security, utilities, and contracted services.
Communication between the condominium board and residents.
3. User Responsibilities
Compliance: Users must comply with condominium bylaws, house rules, and applicable laws.
Payments: Timely payment of dues, fees, and assessments is required.
Conduct: Users must respect the rights of neighbors and refrain from disruptive, unsafe, or unlawful behavior.
Maintenance: Owners are responsible for the upkeep of their individual units.
Reporting Issues: Users should promptly report maintenance or safety concerns to management.
4. Company Responsibilities
Provide professional property management services in good faith.
Maintain common areas in safe and functional condition.
Ensure transparent communication regarding fees, policies, and community matters.
Protect User data in accordance with applicable privacy laws.
5. Fees and Payments
Association dues and other charges are determined by the condominium board and communicated in advance.
Late payments may incur penalties or interest.
Non-payment may result in suspension of privileges or legal action.
6. Use of Facilities
Common areas are for the benefit of all residents and must be used responsibly.
Facilities may have specific rules (e.g., pool, gym, parking).
Damage caused by a User or their guests may result in repair charges.
7. Privacy and Data Protection
The Company may collect and store User information necessary for management purposes.
Personal data will not be shared with third parties except as required by law or for essential services.
8. Enforcement and Penalties
Violations of these Terms or condominium rules may result in fines, suspension of privileges, or legal action.
The Company reserves the right to take appropriate measures to protect the safety and well-being of the community.
9. Limitation of Liability
The Company is not liable for damages arising from misuse of facilities, acts of third parties, or circumstances beyond its control (e.g., natural disasters).
Liability is limited to the extent permitted by law.
10. Amendments
These Terms may be updated by the Company or condominium board.
Users will be notified of changes through official communication channels.
11. Governing Law
These Terms are governed by the laws of the jurisdiction where the condominium property is located.
12. Acceptance
By residing in or using the facilities managed by Metropolis Condominium Management Inc., Users acknowledge and agree to these Terms of Service.
